    I am not an accountant. I’ve heard this: Hold the property for 1 year plus
    1 day for rental income to qualify for long term capital gains tax status.
    The clock starts ticking when stabilized rental income starts, not
    necessarily when the property is purchased. IRC 1031 tax-deferred exchange
    requires the same legal entity to sell the subject property and to buy the
    replacement property. Strict timeframes are imposed at sale to identify and
    buy replacement property. Talk to CPA for details.
